WILLIAM LEN APARTMENT RENOVATION

The requirements of this project were to adapt a historical landmark hotel for commercial/residential use while maintaining its Art Deco style.  Vacant for ten years, nearly all of the building's fixtures were missing.  Finishes had also seriously deteriorated.  Where restoration was not possible, the design sought to adhere to the spirit of the art Deco style.

Exterior work included the removal of non-historical storefront, hotel entry, and marquee, and designing new storefront entries complementary to the Art Deco facade; restoration of the storefront fenestration; reconstruction of the marquee; sidewalk improvements with special paving reflecting the marquee soffit and custom landscape planters.  An existing fire escape was removed and its ornament reused in the lobby resorption.  A roof garden was constructed featuring three pavilions and a wet bar overlooking the mall.

Interior work included the restoration of the original architectural elements in the lobby, the only architecturally significant space in the building.  Innovative rehabilitation included a new mezzanine, and conversion of the former registration desk and barber shop into a custom bar and exercise room.
